Booking Rules
If you cancel up to 30 days before arrival, you will receive 50% refund mnus service costs. Within 30 days of arrival, there is no refund apart from the cleaning fee (usually around £80).
Please ensure you have adequate travel insurance in case of cancellations and personal contents and other insured risks.

No Smoking anywhere on the property (if a clean is reuired for this then you will forfeit your deposit)
Whilst we love animals, pets are not allowed in the property
No loud music or noise should be heard outside home after 9pm. It is a quiet neighbourhood so please respect the neighbours so that you and others like you can visit the property again. Many thanks
Check-in after 15:00 and Checkout time before 10:00. If you arrive early and the cottage is availible, we will of course allow early check in. Late checkout may be possible subject to availiblity for an additional charge. For 1pm - £50 and and 3pm - £100. Please call us the day before checkout.
